Knoxville summers are long and wet, so crawl spaces that are open to outside air spend months taking on moisture. Dark staining on joists and a musty odor near the access door are common signs. The fix is often a combination of a sealed liner over the soil, closed vents, a gasketed access door, and a dehumidifier holding the air around 50 to 55 percent. Some houses only need part of that, and the readings tell us which.

What homeowners ask about air quality

Our living room smells musty but I can't find anything wrong upstairs. Could it really be coming from under the house?

Very often, yes. Air rises through a house and gets pulled in from below, so a damp crawl space can carry its smell into the rooms above. We'll check the space for moisture and tell you what we find.

I have allergies that seem worse at home. Can you test the air in my house?

We don't do indoor air testing and won't claim to. An independent air quality test is the right way to measure that. What we can do is dry and seal the crawl space, which deals with one common source of dampness and odor.

There's a fuzzy white growth on some wood near the crawl space door. Do you clean that off?

We don't do mold remediation, so growth on wood should be handled by a remediation company first. Once that's done, we can seal and dry the space so it's less likely to come back. We'll point out what we see during the estimate.

The musty smell is worst right by our floor vents. Is that a duct problem?

It could be ducts pulling crawl space air in through leaky joints, or simply that air from below rises through the floor there. We'd look at the ducts and the humidity in the space. Sealing and drying the crawl space usually helps either way.

We had our crawl space cleaned out and the smell is still there. What else might be going on?

Cleaning removes debris, but if the space is still damp the smell will come back. The source is usually ground moisture, humid outside air, or both. Readings at the free estimate will show where it's coming from.

Will sealing the crawl space trap bad air under the house?

A sealed crawl space has its ground covered and its humidity controlled by a dehumidifier, so it stays dry. Damp air is what tends to carry odors. The space ends up cleaner and drier than when it was open to outside air.

I'm thinking of buying a house that smells musty on the first floor. Can you look at the crawl space before we close?

Drying the crawl space cuts the dampness and musty smell that rise from it. We can't make health claims about the air, and we don't test it. If you have specific concerns, an independent test is the way to measure.

We use an air purifier upstairs. Is it enough on its own if the crawl space is damp?

A purifier can help with what's in the room, but it doesn't address the moisture under the floor. If the crawl space stays wet, the smell keeps coming. Drying the source is what makes the bigger change.
