Closing the crawl space off from the ground for good

A full encapsulation turns the crawl space into a closed room under the house. We lay a heavy reinforced liner across the dirt, carry it up the foundation walls and around every pier, and tape and seal each seam. The vents get closed off and the access door gets a gasket. Once the box is shut, a dehumidifier sized to that volume holds the air around 50 to 55 percent. If the ground takes water in a storm, a drain or sump goes in first, under the liner. Each piece depends on the others. A liner with no air control still sweats in August, and a dehumidifier in a vented space spends its whole life drying the neighborhood.

How full encapsulation work around Knoxville

Encapsulation is the right call when the problem is the air and the ground together: a musty smell that climbs into the house, condensation dripping off ductwork every summer, wood that reads damp on a meter, and old plastic that has torn or curled. Tennessee summers are the reason it pays off here. Hot, wet July air pushes through open vents, meets the cooler framing and pipes, and leaves its water on them. Closing the space stops that trade. In Knoxville we see it on block-pier houses from decades back and on newer homes alike, because the ground under both is limestone country that holds and moves water in ways a dry spell can hide.

There are limits, and we will tell you about them at the estimate. A liner does not stop water that is running in, so active seepage has to be drained first. Mold already growing on the joists needs a remediation company before we seal anything, and that work is outside what we do. Rotted framing and foundation wall repair also go to other trades. On the visit we measure humidity in the space and moisture in the wood, check how water moves across the dirt, count vents and piers, and look at the access. You get a written price for the full system, and sometimes a smaller option that may be enough.

Worth knowing: Encapsulation is not the answer to every damp crawl space, and it is the most expensive thing on this page. If a barrier and a dehumidifier would do, we will quote that instead.

What homeowners ask about full encapsulation

Our crawl space smells like a wet basement every August but looks dry in March. Would encapsulating it change that summer smell?

Very likely, because a smell that tracks the season usually comes from humid outside air condensing under the house. Sealing the vents and ground and running a dehumidifier takes that summer air out of the picture. We'd confirm it with humidity and wood readings at a free estimate before recommending the full system.

I've got a few inches of water under the house after big storms. Can you just put the liner down over it?

No, the water has to be handled first or it ends up trapped and floating on top of the liner. We'd look at whether a perimeter drain, a sump, or simple gutter and grading fixes outside would move it. Once the ground stays put, the liner goes down over a dry base.

We're keeping our crawl space vents open because my dad always said a house needs to breathe. Is that wrong for an encapsulated space?

For a sealed crawl space the vents get closed, because the whole idea is to stop trading air with the outside. In a Tennessee summer that outside air is the wettest thing around the house. If you'd rather keep a vented crawl space, a good vapor barrier is still worth doing, and we can talk through both.

There's black spotting on some of our joists already. Will you seal right over it?

We won't seal over active mold. A remediation company needs to deal with the growth first, and that isn't work we do. Once they're done, encapsulating and drying the space is what helps keep it from coming back.

My crawl space has a lot of piers and odd corners. Does that make the job harder to seal well?

It makes it slower, because every pier gets wrapped and sealed and every corner has to be fitted by hand. Those spots are where a cheap liner pulls loose first. At the estimate we count the piers and measure the walls so the written price reflects the real layout.

I'm worried an encapsulation is overkill for our house. Will you tell me if a smaller fix would do?

Yes. If a reinforced vapor barrier, a few gutter or downspout changes, or a dehumidifier alone would handle what we measure, we'll write that up. Full encapsulation is the biggest job in this category and it isn't the answer to every damp crawl space.

Our HVAC ducts run through the crawl space. Does sealing the space help them at all?

It usually does, because the ducts end up sitting in drier, more stable air. Ducts in a humid vented crawl space often sweat in summer, and that water drips onto insulation and wood. We'll look at the duct runs during the visit and note any that are leaking or dripping.

We want to finish the job in stages because of the budget. Can we start with drainage and add the liner later?

That can work, and starting with water control is the right order anyway. We can write the estimate in phases so you see each piece separately. Financing is also available if you'd rather do it all at once.

How will I know the encapsulation is actually working once you've left?

The dehumidifier is set to a target, and we can leave a hygrometer so you can read the humidity yourself. A number that sits in the 50s through a humid stretch is a good sign. If it climbs and stays high, call us and we'll come look.

I'm planning to sell in a couple of years. Does an encapsulation come with paperwork I can hand to a buyer?

You get the written estimate and invoice describing what was installed, and our workmanship warranty terms are written on the estimate. Many buyers and inspectors like seeing a dry, sealed crawl space with a running dehumidifier. Keep those papers with the house records.
