Full Encapsulation

Sealing the crawl space off from the ground and the outside air, for good.

A heavy reinforced liner goes down over the ground and up the walls, sealed at the seams, at the piers and at the perimeter. The vents are closed, the access is sealed, and the space stops being connected to the wet ground and the outside air.

That matters more than it sounds. A vented crawl space in a Tennessee summer pulls humid air in against cool surfaces, and that air condenses. Sealing it and then controlling what is left is what actually ends the cycle.

A full encapsulation normally includes drainage if the ground is wet, then a dehumidifier sized to the space. Doing the liner without dealing with standing water underneath it just hides the problem.

Worth knowing: Encapsulation is not the answer to every damp crawl space, and it is the most expensive thing on this page. If a barrier and a dehumidifier would do, we will quote that instead.

Vapor & Moisture Barriers

Stopping the ground from breathing moisture into the house.

Bare earth gives off water continuously — gallons a day under an average house, all of it going into the air under your floor and then into the house itself. A barrier puts a sealed layer between that soil and the air.

We use a reinforced liner rather than the thin builder plastic that is often already down there, overlap and seal the seams, and run it up the piers and walls rather than stopping at the dirt. The edges are what fail on a cheap installation.

On its own this is the most cost-effective moisture improvement available, and it is often the right first step where a full encapsulation is more than the house needs.

Worth knowing: A barrier handles ground moisture. If water is actively running in, it will float on top of the liner and you will need drainage as well.

Signs you need this

  • Bare soil, or plastic that is torn, thin or curling at the edges
  • Ground that never seems to dry out
  • Condensation on ductwork and pipes

Crawl Space Dehumidifiers

Holding the space at a humidity where mold cannot get started.

Once the space is sealed, a dedicated crawl space dehumidifier keeps it in the range where mold will not grow — around fifty to fifty-five percent. These are not the units you buy for a bedroom; they are built for the temperatures and the duty cycle down there, and they drain continuously rather than into a bucket you have to empty.

We size it to the actual volume of the space, set the drain to somewhere sensible, and set the target humidity before we leave.

This is what makes an encapsulation hold up over years rather than months. Sealing without controlling what is left inside is half a job.

Worth knowing: A dehumidifier uses electricity continuously and needs its filter cleaned. It is a system with running costs, not a one-off purchase, and we would rather say that now.

  • Damp air under the house even when the ground is dry
  • Musty smell that comes back every summer
  • Wood that feels damp to the touch

Crawl Space Insulation

Keeping the floor above warmer, once the space below is dry.

The fiberglass batts stapled between floor joists in most older houses fail in a damp crawl space. They absorb moisture, get heavy, fall out, and then hold water against the joists they are supposed to be protecting.

In a sealed crawl space the better approach is usually to insulate the perimeter walls rather than the floor above, which brings the space inside the building envelope and keeps ductwork and pipes in conditioned air.

We take out what has failed and fit insulation appropriate to how the space is being used, once it is dry.

Worth knowing: Insulation goes in after the moisture is handled, not before. Insulating a wet crawl space traps the water against the wood and makes things worse.

Signs you need this

  • Cold floors in winter, particularly over the crawl space
  • Batt insulation sagging out of the joists or lying on the ground
  • Heating bills that climbed as the insulation gave up

Humidity Control

Knowing what the space is actually doing, not guessing at it.

Humidity under a house is seasonal, and the summer is the problem. Warm, wet outside air meets cool surfaces down there and gives up its water on them — which is why a crawl space can be dry underfoot and still be soaking the framing.

We take readings rather than guessing: relative humidity in the space, moisture content in the wood, and where the condensation is actually forming. That tells us whether the answer is sealing, drainage, a dehumidifier or some combination.

Where it is worth monitoring over time, we can leave you a hygrometer so you can see the number yourself instead of taking our word for it.

Worth knowing: Readings on one day are a snapshot. If your problem is clearly seasonal, the most useful thing may be to measure across a few weeks before spending anything.

Signs you need this

  • Condensation on ducts, pipes or the underside of the floor
  • A space that feels fine in April and swampy in July
  • Work done before that never quite fixed the smell

Air Quality

Most of the air on your first floor came up from the crawl space first.

Air moves upward through a house — warm air rises and leaves, and it pulls replacement air in from the lowest point. In a house over a crawl space, a large share of the air you breathe on the first floor was in that crawl space a few minutes earlier.

That is why a musty crawl space becomes a musty house, and why sealing the ground and controlling humidity is an air quality measure as much as a structural one.

We deal with the source. Sealing the ground, drying the space and treating what has already grown is what changes the air upstairs, rather than masking it.
