Humidity control starts with numbers. We measure relative humidity in the crawl space air, check moisture content in the joists and subfloor with a meter, and look for where water is collecting: on ducts, on pipes, on the underside of the floor. Those readings show whether the moisture is rising from the ground, coming in through vents, or seeping in from outside. From there the fix can be sealing, drainage, a dehumidifier, or some mix. Often it is one or two changes. Where it makes sense, we leave a hygrometer so you can watch the number yourself and see how it moves with the weather.

How humidity control work around Knoxville

The goal is a crawl space that stays around 50 to 55 percent relative humidity across the year.
One visit gives a snapshot, and one snapshot can mislead. What homeowners ask about humidity control
My hygrometer under the house says 78 percent in July. Is that high enough to worry about?
That's high for a crawl space, and wood held in that range for long stretches can start to grow mold. The target is closer to 50 to 55 percent. We'd look at whether the moisture is coming from the ground, the vents or both.
The ductwork in our crawl space drips water every summer. Is that a leak or condensation?
It's usually condensation, where humid air meets cold ducts and gives up its water. A leak is possible, so we'd look at the duct joints too. Controlling the crawl space humidity is what stops the dripping in most cases.
We had a vapor barrier put in a few years ago and the smell still comes back. What did we miss?
A barrier handles moisture from the ground, but humid summer air through open vents can still cause trouble. Torn seams or edges that pulled loose can also let vapor back in. Readings will show which part is still letting water in.
I'd rather not buy anything until I know there's a real problem. Can we just measure first?
Yes, and for seasonal problems that's often the smartest move. We can take readings at the free estimate and suggest you track a hygrometer for a few weeks. Then we look at the numbers together.
Why does my moisture meter show damp wood even though the ground under the house is dry?
Dry ground doesn't mean dry air. In summer, humid outside air coming in through vents can condense on cooler framing. That's why we check both the air and the wood.
Our crawl space feels fine in winter and terrible in summer. Is that normal?
It's very common in East Tennessee. Cooler winter air holds less water, while summer air is heavy and wet. The fix usually targets the summer, by sealing and drying the space.
How many spots do you check when you take readings under the house?
We check several places, usually near walls, around piers, along ducts and in any area that looks or smells different. Readings can vary across one space, especially with a slope or a wet corner. We note them all on the estimate.
My house has a crawl space under one part and a slab under the rest. Can humidity from the crawl space still affect the slab side?
Air moves through the whole house, so a damp crawl space can affect how the rooms above it feel. The slab side is a separate question we don't work on. We'd focus on drying the crawl space part.
We're getting new HVAC equipment soon. Should we deal with crawl space humidity before or after?
Either can work, but it's worth letting your HVAC contractor know if ducts run through the crawl space. A drier space helps ducts and equipment last. We can coordinate on timing if that helps.
Does a high humidity reading in the crawl space mean the air in our house is unhealthy?
It tells us how wet the crawl space is. It says nothing direct about the health of the air you breathe. We don't do indoor air testing. If you're concerned about indoor air, an independent test is the right next step.
