Sheets overlap generously and the seams are taped. The liner runs up each pier and some distance up the walls, where it gets fastened and sealed. Most cheap barriers fail at the edges, where loose plastic curls back and lets the ground breathe again, so we spend our time there.

What homeowners ask about vapor & moisture barriers

There's thin plastic under our house that's shredded in places. Do you pull it out or lay the new liner on top?

We normally take out plastic that's torn, bunched or holding debris, so the new liner lies flat on a clean base. Sometimes intact old plastic can stay as an extra layer underneath. We'll tell you which at the estimate based on what's down there.

My crawl space has no plastic at all, just bare dirt. Is a barrier enough to make a real difference?

Covering bare dirt is usually the single biggest moisture improvement for a crawl space. You'll often notice less mustiness and drier wood afterward. Whether you also need air control depends on what the humidity does in summer, and we can measure that.

We store a few things under the house. Will walking and dragging boxes across the liner tear it?

A reinforced liner handles foot traffic and light storage far better than builder plastic. Sharp edges and dragging metal can still puncture it, so lift things in place where you can. A small tear can be patched and sealed, and you can call us if one shows up.

I noticed the old plastic just stops a few inches from the wall. Why does the edge matter so much?

The gap at the edge is where soil vapor escapes and where plastic starts curling. We run the liner up the wall and fasten and seal it, so the ground is fully covered. That edge work is a large share of what makes a barrier last.

Our crawl space floods a little every spring. Should I get a barrier now and deal with the water later?

It's better to fix the water first, because a liner over flooding ground traps water and floats. Sometimes the fix is gutters, downspouts or grading outside the house. We'll look at where the water comes in and suggest the simplest order of work.

My home inspector wrote that the vapor barrier is inadequate. What does that usually mean?

It usually means the plastic is thin, torn, missing in spots or not covering the ground fully. Sometimes it means it was never sealed at seams and edges. We can come out, look at what the inspector saw, and give you a written price to bring it up to a solid standard.

I'd like to keep the vents open for now. Can a barrier still go in?

Yes, a barrier works in a vented crawl space too. It cuts vapor from the ground, which is often the largest source. If summer humidity is still high afterward, closing the space and adding a dehumidifier can come later.

We have a lot of stone piers and a low clearance in one area. Can you still get a liner in there?

Low spots and pier clusters take more hand work, but they can usually be covered and sealed. We'll check clearance at the estimate and tell you about any section that's hard to reach. If something truly blocks access, we'll say so on the written price.

Does the liner do anything for pests like crickets and mice?

A sealed, drier crawl space is less inviting to moisture-loving insects. A liner isn't pest control, though, and rodents can still get in through gaps and vents. If you're seeing a lot of activity, a pest company is worth calling alongside us.

I'm handy and thinking about laying plastic myself. What do homeowners usually get wrong?
