What the ground does in Sevier County

Down in Sevierville, Kodak, Seymour, Boyds Creek and Fairgarden, lots flatten out, but the Little Pigeon and French Broad drainages still bring wet seasons. Pigeon Forge adds a lot of rental cabins, where nobody checks underneath until a guest notices a smell. Our Sevier County cabin sits below a gravel driveway and the crawl space gets a stream through it in heavy rain. What fixes that?

The driveway is likely collecting runoff and sending it at the house. The first step is usually turning that water before it reaches the cabin, with a swale, a diverter or regrading along the uphill side. A drain along that wall or a sump at the low point handles what still gets through.

I manage a few Pigeon Forge rentals in Sevier County. What should I check under them between seasons?

Look for standing water or wet soil, torn or missing vapor barrier, insulation hanging down, and vents or access doors that are open or broken. A musty smell inside often points to the crawl space. If you'd like a second set of eyes, we'll inspect each one with a free estimate.

The uphill pier under my Gatlinburg house in Sevier County is leaning. Is that something you fix?

If it's crawl space support, yes. We can set adjustable steel jacks on proper footings to carry the girder and bring it back gradually. On steep ground a leaning pier can signal slope pressure or wet soil, so we also look at runoff on the uphill side. Foundation wall repair and underpinning are outside our work, and we'll tell you if that's what it needs.

We're in Wears Valley in Sevier County and our crawl space door is a sheet of plywood. Worth replacing?

Yes. A plywood panel lets in air, critters and rain. We install insulated, gasketed access doors that close tight. If the opening sits below grade and takes water, it also needs grading or a well around it.

My Sevierville house in Sevier County sits on flatter ground but still gets wet underneath. Why would that be?

Flat lots can hold water against the house when gutters overflow or downspouts dump right at the wall. We'd check grading first; the ground should drop about six inches over the first ten feet. If water still gets in after that, an interior French drain or a sump pump is the next step.
