Waterproofing & Crawl Space Repair in Union County, TN
When Norris Lake and the water table rise together
Union County lies between the Clinch River and Norris Lake, and in a lot of places the water table sits closer to the surface than people expect. After a long wet stretch, or when the lake is held high, groundwater can rise to crawl space level and stay there. The sandy soils here move water quickly, so a crawl space can go from dry to puddled in a short time. That makes Union County a place where the pump matters most. Its capacity, the check valve and especially where the discharge line ends decide whether water leaves or circles back in.

River bottom & high water table
What the ground does in Union County
We work across the county, from Maynardville along TN-33 to Luttrell and Plainview and the lake homes around Sharps Chapel. Those lake houses often sit on sloped lots, so the downhill side of the crawl space collects whatever comes through. Typical work here is a sump basin at the low point with a properly sized pump, an interior French drain feeding it, and a discharge line routed far from the foundation. Underneath, we also replace torn vapor barrier and wet insulation, and support girders that have dropped. Powell is a short drive down Maynardville Highway, and travel costs you nothing.
The problem in bottomland is volume and timing. After a wet stretch, or when the lake is held high, groundwater arrives faster than it can leave. Sandy river soils drain freely, which sounds like good news until you realize they deliver that water straight to the foundation. Pump capacity, discharge routing and a properly bedded drain line matter more in this ground than anywhere else we work.
High seasonal water table
Groundwater within a couple of feet of the crawl space floor pushes moisture up through soil and joints.
Free-draining river soils
Porous alluvial soil carries water to the foundation quickly.
Undersized sump systems
A pump and discharge line sized for average ground cannot keep up with bottomland volume.

Union County questions
What people across the county ask us
Our Union County crawl space floods every time Norris Lake comes up. Can anything keep up with that?
When groundwater rises from below, a drain and sump system is usually the answer. We size the pump to the water we see, add a check valve, and route the discharge well away so it doesn't soak back in. We'll be honest if the water table is high enough that the pump will run often.
I've got a sump pump in my Union County house that runs and runs but the crawl space stays wet. Is it shot?
Maybe. We check the float switch first, then the check valve, the discharge line and whether the basin has silted up. Sometimes a repair does it; sometimes the pump is undersized or worn out and replacement makes more sense, and we'll tell you which.
We bought a lake place in Sharps Chapel, Union County, on a steep lot. What should we look for under it?
Check the downhill side of the crawl space for standing water or silt lines, look at the piers for cracks or lean, and see whether the vapor barrier is intact. Vents and the access door matter too, since lake humidity gets in easily. A free estimate covers all of it in about an hour on site.
My Union County home near Maynardville has a sump discharge that just dumps beside the porch. Is that a problem?
It can be. In sandy soil, water dumped close to the house can soak right back toward the crawl space. We usually extend the line or bury it so it carries water well away and lets it out on ground that falls from the house.
I'm in Luttrell, Union County, and only free on Fridays. Can the estimate fit then?
We schedule estimates Monday to Friday, 9am to 5pm, so a Friday can work. The visit takes about an hour, and there's no travel charge out to Luttrell. Call 865-503-5483 to set it up.
Our Plainview house in Union County has a sagging floor and a wet crawl space. Which do we fix first?
Usually the water, because a pier sitting in wet ground keeps settling. We often plan both together: drainage or a sump to dry the ground, then adjustable steel jacks under the girder. The estimate lays out the order and the price for each part.
Typical prices for every service are in the crawl space cost guide, and more answers are on the FAQ page.
